Major Deed Restrictions

To highlight a few major deed restrictions:

    • No rental of the home for the first full 3 years of ownership

    • No Fences/Hedges allowed

    • No parking on the grass, which includes your lawn

    • No large dogs over 40 lbs.

    • No dangerous breeds

    • No parking of recreational vehicles

    • No vehicle repair work on property

    • Maximum 2 people per bedroom

    • No Trucks with Lettering


Homeowner's failing to adhere to our deed restrictions will be considered to be in violation.

  • The first issue of non-compliance is addressed with a First Notice which is a Friendly Reminder notice is sent in order to bring the violation to light and permit correction.

  • The second issue of non-compliance is addressed with a Second Notice which is a Warning Notice to the homeowner that the violation has been documented again and a fine will be assessed with every future transgression up to a maximum fine amount. This letter further offers for the homeowner to meet with the Violation Hearing Committee for conversation and clarification.

  • The third issue of non-compliance is addressed with a Third Notice which is a Fine Notice which documents the homeowner's fine and continuance of fine should the situation not be corrected.

  • The fourth issue of non-compliance is addressed with an Fourth Notice which is an Attorney Letter.
