DOG WALKING - Doggie bags are available on both sides of the pool for your convenience or bring your own plastic bags.  Please be considerate and PICKUP your dog's doo-doo.  Not everyone owns pets and even those who own pets do not like to see, smell and step on your dog's doo-doo.  It's the right thing to do to pickup after your pets.  Be neighborly!  Keep a leash on your pet at ALL times when walking your dogs. When bringing a new pet into your home, please be sure to review our rules and regulations on pet restrictions and use the Pet Registration Form which is attached at the bottom of the page to keep your information accurate and to advise our association pet committee.    

POOL USAGE - The pool is open Dawn to Dusk.  The pool to the south is heated during the winter time.  Pool FOB and Badge are required for pool and all other facilities such as Picnic Area, Clubhouse Arts Building. The cost is $10.00 per FOB with 2 available per residence.  There is a $50 fee for lost FOB’s. FOB’s provide pool – gate access. To purchase one at the clubhouse office, present ID and pay with cash or check only.  

POOL BEHAVIOR - The pool is for homeowners and guest of the homeowners.  Do not allow outsiders to your pool.  This pool is for Section 10 residents only.  Keep it clean!  No alcohol or glass bottles and NO PETS ALLOWED!  Loud music is not permitted in the Pool area. Please keep the bathrooms in good order.  A Pool FOB is required for access. Please visit the association office to get yours. It is $10 exact cash, check or money order. 

Facilities Rental Request and Information

CLUBHOUSE RENTAL - The clubhouse is an amenity of our homeowners only.  The clubhouse is available to rent on Saturdays or Sundays till 10:00 p.m.  A contract must be signed by the homeowner who is fully responsible for the use and care of the clubhouse during the rental period.  Rates are $350.00 for a (4) hour rental or $450.00 for a (6) hour rental, PLUS a refundable $350.00 deposit (dependent on cancellation, and condition of facility at walk-through).  Amount due at contract signing to reserve the date is a minimum of $700.00 or $800 .00 cash, check or money order.   85 people maximum attendance. BARBEQUE PICNIC SHELTER - The BBQ Picnic Shelter is available for use by residents and requires a $25 reservation fee and an approved rental agreement. This is for the homeowners and not the public.  If you intend to use the pool you must have a pool badge.  The gate CANNOT be kept open as this is a violation.  The pool area must be fenced in at all times for protection against unattended kids. 25 people maximum attendance. Food is not allowed in the Pool area.  Loud music is not permitted in the BBQ Shelter area. Check our Association Calendar for available dates and complete this Facilities Request Form to send your request to the association.  

ARTS AND CRAFTS BUILDING - The Arts and Crafts Building is available for use by residents and requires a $100 reservation fee and an approved rental agreement. This is for the homeowners and not the public.  If you intend to use the pool you must have a pool badge.  The gate CANNOT be kept open as this is a violation.  The pool area must be fenced in at all times for protection against unattended kids.  25 people maximum attendance. Check our Association Calendar for available dates and complete this Facilities Request Form to send your request to the association.  The Fee is $150 for 6 hours. Amount due at reservation is $250.00.

We rent the facilities one time per weekend. We must have time to properly clean after an event and to provide maximum parking for guest attendees.

    --Pavers do NOT constitute widening of the driveway

    --Keep your roofs clean

    --Keep your trees trimmed

    --Weed your garden areas

    --No derelict vehicles allowed on driveways

    --No vehicle repairs on site

    --Be considerate of your neighbors and control the noise

    --Get involved and come to the meetings

    --Read the monthly newsletter and get to know what is going on in your community

    --Open your hurricane shutters after the warning is over

    --No Fences or hedges allowed

    --Read the deed restrictions for a complete understanding of all deed restrictions

RENTING YOUR HOME - You must own your home for at least 3 Years BEFORE you can rent.  This is enforced by the Board and our attorneys.  

    The following procedures are required PRIOR to any renter's moving in to your home.

Background checks are required on all 18 years and older and are done at the HOA office. The background check cost is $20.00 per person. If the procedures below are not followed and you rent your home without these requirements, a $1000.00 fine will be assessed on your account.

The list below is required in order to rent and must be presented to the office PRIOR to the renter's orientation and move in:

        a) Rental Application Form Completed

        b) Clear and Legible ID's for all 18 years and older

        c)  Background Check Consent

        d) $20 Per Adult Applicant/Resident

e) Pet Registration Form (If Applicable)

f) Executed Lease Agreement

g) Initialed Renter Rules and Regulations

h) Application Fee $150

     --List of cars with tag # that will be parked at the home

    --The fee of $150.00 is due at the application submission.

Once the above documents are presented, the orientation committee will contact the renters to schedule the orientation.

MAINTENANCE PAYMENTS - Maintenance fees are paid  Quarterly and are due January 1st, April 1st, July 1st and October 1st.  Late Fees of $25 apply. Beginning January 1, 2024, the Quarterly fee to the main association is $260.00 if you are on the sprinkler system and $175.00 if you are not.

SPRINKLER SYSTEM - Effective February 17, 2021 the fee to be removed from the community sprinkler system is $200.00.  When removed homeowners are responsible for maintaining their lawns.  The Fee to be reconnected is $200.00 plus any necessary repairs.
